WINE, OYSTERS, SHOPPING & FILM ARE JUST THE BEGINNING
... And no this isn't a scene from Independence Day, or the Terminator. 2022 is bringing back some fun to town, and we're here to break it down (rhyme intended).

The Durango Wine Experience - If you know my background before I got into real estate, you know events are my thing. Give me a group of people, some live music and cocktails and well... It's going to be a great time. The Durango Wine Experience is one of my personal favorites, and if you haven't attended then you need to!

Usually around the beginning of May (Historically the same day as the Kentucky Derby), Durango kicks off a multi day event filled with extraordinary wine, food, cocktails and fun. This year will be no exception. Seminars are held by restaurants giving you exclusive wine and food pairings throughout the day. Learn about Spanish wines and sea food, or chocolate and bourbon... Not a bad way to spend your day! Main event #1: "The Walk-A-Bout" wine glasses in hand visit the participating restaurants and shops on main, visit, drink, eat and be merry. Support the local businesses and see their unique offerings they have to offer. Main event #2: The Grand Tasting is exactly that, GRAND. Mingle in the park behind the Smiley Building and eat fresh shucked oysters from Norton's, wine from 4 Leaves Winery and get a sun tan doing it. All with live music from our favorite local bands in the background. Foodie, wino, or just social butterfly, this is one you cannot miss.

Durango Film Festival: 17 years the Durango Film Festival has been coming in town and now they are coming back March 2-6 in 2022. People from all over the Four-Corners come to the festival to visit with actors, producers, directors, cast & crew visiting to grab the eyes of the audience. These independent films are thought provoking, awe inspiring, and just plain fun to watch as film buffs line up to see them.

This year festival organizers (a group of volunteers, local donors, businesses and grantors) will be offering a virtual component for those who want to sit back and relax in the comfort of their own home. If getting out is your thing, take a seat at the Animas City Theatre with some fresh popcorn, and enjoy the show. Book now at the Durango Independent Film Festivals website or browse the film list. ◾

What just happened?
Looking back on 2021 it sure was a doozy. Entering the market from winter to spring we quickly realized that the market wasn't just moving fast, it was at light-speed. I would describe the market as this: Remember when Han Solo would launch the millennium falcon in Starwars? All you really saw were stars flying by the window faster than you could see. That, my friends was being a buyer in 2021. Not only was inventory low, homes moved fast, and if you blinked, it was sold above asking with 7 other offers on the table.

Now heading into winter, naturally our La Plata County market is beginning to slow down. After all, no one wants to move when its 11 degrees outside. However, we have seen a natural slow ending out the year as the majority of houses have already been bought, or sold.

Low inventory was the result of many items. 1. Sellers not wanting to sell because they may not be able to find a replacement home due to increased prices. 2. Uncertainty in the market, and economy made giving up your asset a difficult decision. 3. Building materials, and labor created a backlog of houses which were struggling to finish. Combined with increased material costs, new home prices soared along with used home priced due to increased demand and low supply.

Coming into 2022, there is no real way to anticipate what will happen with the market. All we can do is guess (My guess is on page 14.). What we can do however is be prepared. Here, I'll break down the 2022 Armageddon Prep List:

1. GET PRE-QUALIFIED: Any Realtor reading this is singing Hallelujah. No matter how many times we say it, it always comes up. A lender is going to be able to tell you what the bank will lend you, and of that number you can decide what you are able to afford...COMFORTABLY. No one, wants to buy a house, then realize they have to eat Ramen for 30 years.

2. BE PREPARED TO MOVE FAST: If a property becomes available Monday that you "love and you have to see," but you are only available Thursdays after 6pm... Chances are you are going to miss out. You have to be flexible and you may want to tell your boss, "the line at Serious Texas is giant, lunch might run a little late." He/ She will understand, bring back a sweet tea or something.

3. USE THE TOOLS WE GIVE YOU: As your agent, we're here to protect you and give you information and guidance to make the best decisions possible. That being said, keep an eye out on your favorite home search site or notifications we send you. Yes, we will do everything in our power to set you up to find your dream home. On occasion a home is going to pop-up that isn't on our radar. If that happens, let us know so we can act immediately, you will know when the time is right
